Older houses, bigger yards, and a lot of original wiring

Longview was laid out as a planned city around its lumber mills, and many of the houses near Lake Sacajawea, in the Old West Side, and on the streets around the Civic Center are well into their second or third set of owners. Kelso, along the Cowlitz River and up the hillsides above town, has a similar mix of older homes, mid-century ranches, and newer houses on the edges.

  • An original or problem panel. Older houses often still have the panel they were built or first remodeled with. It may be full, hard to get parts for, or a brand known for trouble. If a new circuit won’t fit safely, a panel upgrade comes first.
  • Older branch wiring. Two-prong outlets, ungrounded circuits, and wiring added piece by piece over time are common. We tell you what actually needs attention.
  • A hot tub or shop at the back of the lot. Many lots here have room for a hot tub, a detached garage, or a shop. A longer run, often underground in conduit, changes the materials and the labor, so we look at the route before we price it.
  • Anything outside. Cowlitz County winters are wet and windy. Outdoor disconnects, outlets, and chargers need equipment and wiring methods rated for wet locations.

Power and permits in Longview and Kelso

Electric service in Longview, Kelso, and most of Cowlitz County comes from Cowlitz PUD. When a job needs the meter pulled, the power shut off, or a change to the service, we coordinate it with the PUD.

Neither Longview nor Kelso is on the Washington Department of Labor & Industries list of cities that run their own electrical permits, so electrical permits and inspections in both cities, and in unincorporated Cowlitz County, go through Washington L&I. When you hire us, we purchase the permit for the work we do and schedule the L&I inspection, so the job is documented and signed off.

Hot tubs and EV chargers

Both need a dedicated 240-volt circuit and a clear route from the panel, and the hot tub also needs a disconnect within sight of the tub and GFCI protection. In older houses here the panel is usually the deciding factor. Our guides explain what a hot tub hookup involves and how to get ready for a home EV charger. If you’re a Cowlitz PUD customer, ask the PUD whether it has any current charger or efficiency programs; our rebates guide covers where to look.

Storm season, surges, and breakers that trip

Fall and winter storms bring outages, and power coming back on can send surges through the house. A whole-home surge protector installed at the panel helps protect furnaces, heat pumps, appliances, and electronics from those surges. It can’t stop a direct lightning strike, and plug-in surge strips still help for computers and TVs.

We also troubleshoot breakers that trip when it rains, GFCI outlets that won’t reset, and circuits that overload once the space heaters come out. Adding a circuit for a heat pump? Your HVAC contractor installs the unit, and we handle the dedicated circuit and outdoor disconnect.
